Do you Require a Commercial EPC on a Office?

 

Commercial EPCs are a legal and binding piece of legislation needed for when you sell, transfer or lease a property, there are other times where an EPC will be needed for instance from financial institutes such as banks when refinancing a property.

 

Commercial EPCs on offices are typically some of the tougher EPCs to ascertain a good grade, especially on older properties due to the nature of an office building.

Typically The pass rate for an Commercial EPC is an E grade, however if you are selling the property you can sell with any grade including F or G rated properties. The problem comes from the financial institutes on the buyers side that they see poorly rated properties a toxic debt and wont lend against them without further information. Offices can have EPCs placed upon them depending on how the property is structured, either by having one overriding EPC for the whole building depending on certain circumstances or on a Individual basis. To have a overriding EPC the property must have a centralised system for instance a Wet Central heating system powered by boilers, accompanied with the fact that all tenants DO NOT pay their own energy bills and that it is included in the rent.
