

Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement.
Almost all commercial buildings in the UK require an (EPC) Energy Performance Certificate when it is constructed, let or Sold.
The EPC is graded at A – G (High – Low) via a graph format for ease of understanding. The EPCs are lodged on the Government Landmark database for a period of 10 years.
As soon as a building is in the process of being offered for sale or rent, it is the responsibility of the relevant person (Landlord or Agent) to make available free of charge a Commercial EPC to any prospective tenant or buyer at the earliest opportunity. Before a building is put on the market the landlord or seller must commission an EPC for the property.

In our extensive experience of over 5000 EPC’s the average EPC grade is between a D and E grade.

BEST Compliance use a state of the Art Simulation software called Design Builder, that few EPC assessors are trained or even now how to use it due to its complexity. The positives allow us to build your building in a 3D CAD format and run through last years weather simulations on the local area giving a more accurate grade. We are also able to study your building more in depth and give accurate U Values Heating and Cooling and Lighting specifications. In some cases having for instance the Lighting Spec can bump up the EPC grade by 2 full grades in our experience.
