Best Compliance / Commercial Energy Performance Certificates (EPC)

What is an Energy Performance Certificate (EPC)?

Energy Performance Certificates measure and rates the energy efficiency of a buildings. They are a legal requirement for many property owners (see below) and are a vital part of the Governments goals to reduce CO2 emissions from our existing/future building stock.

We have a team of fully accredited assessors who carry out all EPC assessments. They will conduct an appraisal of the subject property noting the exact dimensions of the building, its age, construction type (including the existing HVAC this acronym means heating, ventilation and air conditioning), thermal elements, windows and building controls.

The result is produced via the creation of a 3D CAD energy model of the building. This gives an accurate measure of the energy efficiency of the building and is displayed in the form of a letter rating (A-G). There is also another rating displayed on the chart that is the benchmark of similar buildings.

BEST Compliance offer three stages of Energy Performance Certificates, from the standard EPC and recommendation report right the way through to the preparation of the Minimum Energy Performance (MEPS).

Why Do I Need an EPC for my Commercial Property?

In order to comply with Government legislation, it is a legal requirement that you have an Energy Performance Certificate for your Commercial building if the following applies to you

  • When a building you are constructing is completed.
  • You intend to sell, rent or lease your building.

Please Note: The number of certificates you need for your property may vary depending on you’re the number of sections you have within the site or plus future developments.

 

Can I be Fined for Not having a Commercial Energy Performance Certificate?

In short, the answer is yes. Depending on the buildings rateable value you can be fined from £5000!

It is also highly likely that as the government begin to enforce their new pollution reduction strategies in future that these fines could become higher and even impact on the value of a building.

EPC Alpha Plus Building Works Project Management

Experience has taught us that the other side of having an Alpha Plus assessment carried out many of our clients also benefit from working with our project management team in order to accurately bring their building up to standard.

Our project management partner Eden Design Projects will work with you in order to check the right materials are used for any improvement work done.  They are also skilled contractors and able to undertake the work required on your behalf at a competitive rate.

Because we work closely with Eden, they also understand the certification process. This means that once any work is completed, we can come and re-assess the property providing the necessary grade improvement to the EPC. This is because we can track that the work has been carried out accurately using the correct grade materials.
