Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement.
Almost all commercial buildings in the UK require an (EPC) Energy Performance Certificate when it is constructed, let or Sold.
The EPC is graded at A – G (High – Low) via a graph format for ease of understanding. The EPCs are lodged on the Government Landmark database for a period of 10 years.
As soon as a building is in the process of being offered for sale or rent, it is the responsibility of the relevant person (Landlord or Agent) to make available free of charge a Commercial EPC to any prospective tenant or buyer at the earliest opportunity. Before a building is put on the market the landlord or seller must commission an EPC for the property.
This couldn’t be easier we have now included a 3-step process on our home page for you to fill in to get a free non obligation quotation, we strictly follow GDRP and your information is securely filed into our system.
In our extensive experience of over 5000 EPC’s the average EPC grade is between a D and E grade.
Are there any exemptions to having a Commercial EPC?
There are certain exemptions to Energy Performance Certificates
BEST Compliance can confirm if your building falls under an exemption
BEST Compliance use a state of the Art Simulation software called Design Builder, that few EPC assessors are trained or even now how to use it due to its complexity. The positives allow us to build your building in a 3D CAD format and run through last years weather simulations on the local area giving a more accurate grade. We are also able to study your building more in depth and give accurate U Values Heating and Cooling and Lighting specifications. In some cases having for instance the Lighting Spec can bump up the EPC grade by 2 full grades in our experience.
Excellent! Quite simply from start to finish - really easy process for our commercial EPC, pricing was clear and fair, the assessor was flexible about timescales and extremely polite whilst on site. Highly recommended service and certainly added to our trusted supplier list. Report turnaround was quick too.
Best Compliance has been working jointly with the community sector and Dudley Council to evaluate the energy efficiency of various buildings. They have demonstrated a detailed knowledge of building energy efficiency and where applicable have made practical recommendations as to how the efficiency could be improved. Pleasure to deal with. Lets face it, who wants to pay for something from which you gain neither pleasure nor profit. However an EPC report is a legal requirement for the sale of a property so the pain of paying was reduced by the friendly and affable nature of both Andy and James. Thank you guys, will recommend you at any opportunity.
